Project Developer

For project developers — optimized planning before submission.

We optimize your project from conception through planning, focusing on CapEx and lifecycle costs. This enables you to make well-informed decisions regarding project alternatives, identify cost risks early on, and maximize your project’s return on investment—with greater cost certainty right from the start.

The most costly decisions are made when the least amount of data is available

During the concept and planning phase, the building concept, energy system, and building services design are determined. This means that the majority of the future construction and operating costs are fixed long before the building is even built. Every variant analysis is conducted by external specialist planners and takes weeks—time that the decision-making window simply does not allow. The results are returned as Excel or PDF files, without any way to verify the assumptions or calculation methods. Errors in the design only become apparent after the design freeze, when any redesign incurs additional fees, time, and a loss of return on investment.
Variant loops take weeks

Every alternative requires a new assignment for the specialist planner. By the time the response arrives, the project will have moved forward, and that option will no longer be viable.

Foreign models, foreign assumptions

Estimates are presented as results without any derivation. It is impossible to verify whether the calculations were conservative or tight, and they are included in the profitability analysis without further inquiry.

CapEx Surprises After the Freeze

Additional costs arise when redesigning is most expensive. The difference is not borne by the planner, but by the project's return on investment.

What Does OPTIMUSE Do?

During the concept and planning phase, OPTIMUSE creates a computable building model based on a mass study, preliminary design, or existing plans, and uses physics-based simulations to assess how design and building services variants affect construction costs, operating costs, energy demand, and CO₂ emissions. This allows you to compare alternatives in days rather than weeks and make decisions while changes are still cost-effective. Every assumption is documented in the report. The calculation runs on the EnergyPlus simulation engine in accordance with DIN 18599 and provides a foundation that withstands scrutiny by banks and investors.

Frequently Asked Questions

At what stage of the project should I use OPTIMUSE as a project developer?

It is most effective when used in the early stages, from the conceptual phase through to just before submission. This is where the potential for CapEx savings and system selection is greatest, because changes are still relatively inexpensive at this stage. During detailed design, OPTIMUSE then reviews and optimizes any changes to the design or intended use. Upon handover, we ensure the building is successfully commissioned.

As a project developer, what information do I need to provide?

Everything created during the course of the project, whether by specialist planners or your own team. Relevant materials include building plans in any format, building specifications, and room lists, as well as existing concepts or schematics that are to be optimized. The amount of data available varies depending on the project phase. You can upload everything to us in any format.

How does Optimuse help with bank financing and the investor process?

OPTIMUSE provides cost certainty right from the early stages. You’ll understand exactly what the building needs, which configuration makes economic sense, and how that will affect future operations. This is crucial for sales value and certifications. The solid data foundation gives investors and lenders confidence, strengthens your project’s credibility, and reduces risk.

How quickly will I see the first results, and how many variations make sense? You’ll receive the initial results within five business days. You’ll be provided with options tailored to your goals, along with clear recommendations for action and all the background information and raw data on which the decision is based. You can download these documents, share them with your specialist planners, and reuse them.

What happens if the specialist designer has already calculated the correct dimensions? We recalculate all sizing parameters. We simulate the systems and dynamically recalculate the heating and cooling loads based on real-world weather data. From this, we derive specific optimization proposals and recommendations for action that can measurably reduce CapEx and OpEx.

Can I test OPTIMUSE on my properties?

Yes. The benefits of OPTIMUSE are most clearly demonstrated at one of your own properties. We’d be happy to get started with an initial project and identify specific savings opportunities for your building.

Think through your next decision before you make it.

Send us your project, and we'll show you a comparison of the different options.
