For General Contractors

Import quantities from IFC and PDF drawings directly into ORCA and RIB iTWO. Process more bids without expanding the estimating department.

Cost Estimation Under Time Pressure, Risk in the Proposal

OPTIMUSE speeds up your cost estimation, provides transparency regarding costs and variants, and gives you the foundation to secure your margin. Incoming plans are converted into a digital twin—regardless of their original format—into which your own standards (AIA) can be integrated. From there, you can pull quantities directly into your cost estimation as needed. At the same time, an automated planning process tailored to your project runs in the background. During the concept phase, variants are evaluated and their costs quantified. In the bidding phase, design plans are validated, risks are identified early, and potential claims are brought to light. This gives you all the data and alternatives you need to reliably cost and bid on your project.

Masses Under Time Pressure

Calculating quantities from 2D drawings takes days, and the deadline doesn't allow for that.

No regulatory body for building services engineering Designs from external planners are included in the cost estimate without being reviewed. Oversizing means lost profit margin.
Risk in the Offer

Without a validated basis, you're relying on estimates—and bearing the risk during implementation.

What OPTIMUSE Does

Optimuse creates a computable BIM model from your bid documents and uses it to perform physics-based simulations of the building and building services systems. PDF, DWG, or IFC files of any quality are sufficient as input data. You’ll receive reliable quantity takeoffs, verified building services designs, and variant comparisons before your bid is submitted. The calculations run on the EnergyPlus simulation engine and are fully traceable down to every assumption.

What General Contractors Get from Us

Digitized Data
Digitized Data

Your plans—regardless of their format—are digitized into a 3D twin. From there, you can extract dimensions and areas according to your standards and incorporate them directly into your cost estimates. This allows you to calculate costs quickly and reliably, rather than relying on assumptions.

We review the preliminary design for efficiency and risks. Oversizing of building services is identified before the design is submitted, not on the construction site—and potential claims become apparent.

Cost-Optimized Alternatives
Cost-Optimized Alternatives

You will receive vetted system alternatives to serve as the basis for value engineering. This allows you to present the client not just with a price, but with a substantiated comparison of alternatives.

You’ll receive all the raw data, including dynamic heating and cooling load calculations—a solid foundation for accurately assessing the project. This data can be used to generate energy performance certificates that comply with standards.

Figures That Stand Up to Reality

Margin Protected

Quantities based on the model rather than on assumptions. Oversizing issues are caught before submission, not on the construction site.

Calculable risk

Physics-based simulation identifies risks and potential claims—you base your calculations on validated values rather than estimates.

Offer a better deal

Cost-optimized alternatives and documented comparisons of different options. You don't win by offering the lowest price, but by offering the better deal.

Frequently Asked Questions

At what stage of a project do general contractors find it most useful to use OPTIMUSE?

Most effective in two phases. During the conceptual phase, to develop concepts and alternatives early on and present cost-effective solutions to the client. And during the bidding phase—for quantity takeoff, cost estimation, reviewing design plans, and value engineering. This is where the greatest impact can be made, because quantities, building services design, and optimizations are still negotiable.

Does this also work for incomplete plans or existing buildings?

Yes. You can upload your plans in any format, even if they are incomplete or are scanned copies of older plans. Where data is missing, we proceed with clearly defined assumptions—each of which is transparently disclosed. As soon as better documentation becomes available, we refine the model. You will always receive a standardized, usable dataset in return.

Can I import an existing BIM model?

Yes. You can upload IFC models directly. We check them for quality and computability and fill in any missing information, so you don't have to remodel anything. Supported input formats are IFC, DWG, and PDF. Digitize as-built plans

How accurate are the results, and can I understand the calculation?

We combine several validated, market-proven analysis methods—depending on the specific problem:

EnergyPlus for thermodynamic simulation: Heating and cooling loads are calculated hourly, based on real-world weather data, building physics properties, and occupancy profiles.

Calculations in accordance with DIN 18599 and other standards—for energy demand and the comparison of individual systems. Modelica and flow simulation for complex systems, such as ventilation in industrial facilities or hospitals.

All engines are fully integrated. Every calculation is traceable: input data, assumptions, references to standards, and results can be verified at any time.

How does the collaboration work, and who does what?

You upload your data and specify your needs—from simple digitization to mass data analysis, optimization, or risk assessment. You’ll receive the results, including all raw data, recommendations for action, and comprehensive variant analyses.

Does Optimuse replace my specialist planner or energy consultant?

No. OPTIMUSE is the AI infrastructure that helps you identify risks, uncover potential, and determine how to implement the project more cost-effectively at every stage of the project. Your subject matter experts remain in charge—OPTIMUSE provides you with the necessary analyses, faster and in greater detail than would otherwise be possible under time pressure.

Think through your next decision before you make it.

Send us your project, and we'll show you a comparison of the different options.
