For Real Estate Managers

CRREM path, renovation scenarios, and GEG certifications derived from a digital twin for each property. Scalable across the portfolio, even if the property documentation is incomplete.

Transforming the portfolio without knowing which investments are worthwhile

You operate and manage a portfolio that must meet regulatory requirements and climate goals—and that you are gradually renovating to make it sustainable. The key question here is: What does each building need to become future-proof—what measures, when, and at what cost? Every building is unique, with its own set of data, and requires its own specific measures. To find the most cost-effective solution for each property, you need to delve deeply into each building—a task that’s virtually impossible to do manually and cannot be scaled across ten, a hundred, or a thousand properties. As a result, decisions regarding budgets in the millions are based on estimates rather than on the building’s actual performance.

Inventory without a data basis

Plans are outdated, have been scanned, or don't exist at all. Every analysis starts from scratch, and each appraisal per property takes months—time the portfolio simply doesn't have.

Lack of Transparency Regarding Costs and Investments

Which measure, when, at what cost, and with what impact. There is a lack of transparency that makes it difficult to determine which investment is worthwhile and delivers the best return on investment.

Implementation Is Difficult to Manage

Real estate asset managers must oversee planning and execution—often without knowing whether the proposed measures are the right ones. Amid this complexity, it is difficult to maintain a clear overview.

What OPTIMUSE Does

OPTIMUSE is the AI-based infrastructure for your entire building portfolio. First, all property data is digitized—consistently, transparently, and in a way that allows for comparison across the entire portfolio. This lets you see where each building stands today. OPTIMUSE then answers the key question: where you need to invest, what it will cost, and when. During the planning phase, you can further optimize the design and determine whether you’re building the right thing, whether it’s optimally designed, and where savings can still be made. Right through to the operational phase, OPTIMUSE shows how much OpEx can be saved and whether the building is functioning as intended. From decision-making through planning to operations, you’ll be working with a consistent data foundation throughout.

The Right Investment, by Building

OPTIMUSE keeps the entire lifecycle of your buildings under control. You can precisely manage what needs to be done, how it should be implemented, and whether it was implemented correctly. Additional building data and technical documentation—such as consumption figures—can be continuously imported and cross-checked to ensure the building is functioning as intended. This provides you with a one-stop solution that maps the technical performance of every building—all on a single, unified platform. No training required, no switching between tools: You specify what you want to achieve, and OPTIMUSE finds the best solution. You can directly involve partners and share your data with ease.

A Physics-Based Understanding of Buildings They understand what every building should be capable of from a technical standpoint—simulated using the actual building, not extrapolated from benchmarks
Economic Analysis Comprehensive Cost and Investment Analysis: You can see which measures are cost-effective and deliver the best return.
Quick, targeted recommendations Depending on your goals, you'll receive quick, concrete recommendations for action—full transparency from a single platform.

Frequently Asked Questions

We already have an ESG platform. Why do we need Optimuse?

Your ESG platform aggregates data and generates reports. OPTIMUSE goes one step further, into technical asset management: We analyze which measures are technically feasible, what their effects are, and what investment costs are required. To do this, we automatically calculate heating and cooling loads and assess the building’s current status and its potential. This is how OPTIMUSE complements your ESG platform: Measures identified in the reports can be validated—to determine whether they are effective and how much they actually deliver—and, after implementation, you can verify whether the full potential has been realized.

Our inventory records are old and incomplete. Will it still work?

Yes, that’s the standard procedure for existing buildings. You upload all available documents, including scanned historical plans. Where data is missing, we proceed with clearly documented assumptions. Everything is converted into a digital twin that you can continue to work with indefinitely—you’ll always have a standardized data foundation at your disposal. This allows for the automated generation of documentation such as energy performance certificates, and you can make decisions quickly.

How does this scale across a portfolio of twenty, fifty, or two hundred properties?

You upload the data or grant us access to your data room—OPTIMUSE creates the individual objects, automatically assigns the data, and digitizes it. This requires no effort on your part other than providing the data. Model creation follows a standardized process and runs in parallel. This allows the analysis to scale across the entire portfolio.

Are the energy performance certificates GEG-compliant and legally valid?

The energy performance certificates are calculated in accordance with DIN 18599 and meet the requirements of the GEG. You can download them; upon request, they can be signed by OPTIMUSE partners.

How accurate are the results, and can I understand the calculation?

The simulation is physics-based and runs on the EnergyPlus engine, performing calculations in accordance with DIN 18599. Each report lists all assumptions, boundary conditions, and references to standards. Your energy consultant or auditor can verify and recalculate every value. The performance gap analysis also compares the calculated demand with actual consumption data.

How does the collaboration work, and who does what?

You upload your data—the infrastructure takes care of the rest. All data is processed in a structured manner, with no effort required on your part. You then describe your goals and receive the appropriate answers and recommendations for action. Results as a Service: You get results, not software that you first have to learn how to use.

Where is our data stored, and what about the U.S. Cloud Act?

Exclusively in EU data centers, fully GDPR-compliant. Your data is never shared with other customers. Every collaboration is governed by a data processing agreement that precisely defines storage and processing.

Think through your next decision before you make it.
